A puddle at the threshold after heavy rain is frustrating, particularly when a sliding door has been chosen to create a refined connection between home and garden. The question, “why do sliding doors leak?”, rarely has a single answer. Water can enter through a blocked drainage route, a tired seal, an incorrectly formed opening or, in some cases, an installation detail that has never managed water properly.

However, even a premium system relies on careful fabrication, appropriate glazing, correct installation and routine attention to the areas where rainwater is deliberately collected and drained away. Identifying the route water is taking is the first step towards a lasting remedy.
Why do sliding doors leak in heavy rain?
Sliding doors do not work like a hinged front door with a single compression seal around every edge. Their panels need to move freely, so the frame uses a combination of weather seals, interlocks, brush seals and drained tracks to resist wind-driven rain while allowing any water that reaches the outer channel to escape.
This means a small amount of water in the external track is usually normal. It becomes a problem when that water cannot drain out, overflows towards the internal floor or is forced past seals by wind pressure. The timing of the leak can be revealing. Water that appears only during driving rain may point to external drainage, seals or exposure. Water present after lighter rain, or after the door has been washed, may indicate a blocked track or local issue at the threshold.
The location matters just as much. A damp patch at one lower corner suggests a different fault from water appearing above the frame or beside a fixed glazed panel.
Blocked drainage channels and weep holes
The most common reason for a leaking sliding door is blocked drainage. Sliding door tracks are designed with internal channels and weep holes that carry rainwater from the frame to the outside. Leaves, soil, moss, insect debris and general household dust can gradually obstruct these outlets.
When the channel fills during a downpour, water rises within the frame and can spill over the inner track. This can look alarming, but it does not automatically mean the door unit has failed. It may simply need a careful clean.
Open the door and inspect the lower track, especially at the external face of the frame. Remove loose debris with a soft brush or vacuum, then use clean water sparingly to check whether it flows through to the exterior. If paving sits too high against the frame, surface water can overwhelm even a correctly drained door.
Worn, displaced or damaged weather seals
Weather seals work hard. They are exposed to UV light, temperature changes, airborne grime and constant movement as the door slides. Over time, seals can flatten, shrink, tear or come away from their intended groove. A door that has been adjusted poorly may also fail to make consistent contact with its seals.
Signs of a seal-related issue include a visible gap around the meeting stiles, draughts in windy weather, rattling panels, or water entering at the vertical edge rather than solely at the sill. The rubber gasket may look cracked or compressed, while brush seals can become bent or clogged.
It is tempting to apply silicone along every apparent gap. That can make matters worse. Sliding systems need specific drainage routes to remain open, and indiscriminate sealant can trap water within the frame or conceal the actual cause. Replacement seals and adjustments should match the door system and be fitted with a clear understanding of how its weathering arrangement operates.
Incorrect adjustment or worn running gear
A sliding panel that does not sit squarely in its frame can compromise both operation and weather performance. Rollers may wear, the panel may settle slightly over time, or adjustment screws may have been altered during previous maintenance. On a larger glass door, even a small misalignment can create an uneven gap at the head, jamb or interlock.
If the door drags, feels unusually heavy, does not lock cleanly or needs to be lifted to engage the handle, have it inspected. These are not merely convenience issues. Correct alignment helps the panel meet its seals as intended and prevents unnecessary strain on rollers and locking hardware.
Adjustment is system-specific, especially on premium aluminium sliding doors with substantial glazed panels. A qualified installer can assess whether the issue is a simple roller adjustment, worn component or a more fundamental problem with the frame position.

Not every apparent door leak originates in the door itself. Water can enter around the perimeter of the frame if the surrounding construction has not been properly weathered. Failed external sealant, poorly integrated cavity trays, missing flashings, inadequate sill support or discontinuity in the damp-proofing can all allow water to travel behind the frame.
This type of issue often produces clues away from the track: staining around internal reveals, dampness at the side of the opening, bubbling paint, or water appearing at the head of the door. It may occur several hours after rainfall because water is tracking through the wall build-up before becoming visible inside.

How to investigate a leaking sliding door
Start by recording when and where the water appears. Note whether the problem occurs in wind-driven rain, only at one corner, after the door is opened, or following prolonged rainfall. Photographs taken during and shortly after the event can be useful for an installer, particularly if the area has dried by the time of inspection.
Then clear visible debris from the threshold and check that exterior outlets are not obstructed. Look for obvious seal damage and confirm that the door closes, locks and slides as it should. Do not remove glazing beads, dismantle the panel or apply sealant before the drainage arrangement has been assessed.
If water continues to enter, a professional inspection is the sensible next step. The assessment should consider the door system, drainage paths, panel alignment, seals, external ground levels and the construction around the opening. A controlled water test can help establish the entry point, but it should be carried out methodically so that it replicates rain exposure without flooding parts of the frame that are not designed to receive water.
Preventing future water ingress
Routine care is modest but worthwhile. Keep tracks and weep holes clear, wipe down seals with a suitable non-abrasive cleaner, and avoid allowing garden debris to build up against the threshold. After landscaping work, check that levels have not covered drainage outlets or redirected surface water towards the house.
For new projects, prevention begins earlier - with a well-chosen aluminium system, accurate survey, properly prepared opening and experienced installation.
